  • When can I schedule a showing?

    Showings must be scheduled in advance. Occupied units generally require 48 hours’ notice. Send me a few times that work for you, and I’ll do my best to coordinate.

  • Who needs to fill out an application?

    Anyone 18 or older who will be living in the property, along with all guarantors, must complete an application. The application fee is $49.90 per person and is nonrefundable.

  • Do you run background checks?

    All applicants will go through a credit, criminal, and landlord reference/verification process and must provide proof of sufficient income.

  • Do you require a security deposit?

    Yes. The security deposit is equal to one month’s rent and is due at lease signing.

  • How long is the lease term?

    Most leases run for 12 months. Depending on the property, different lease terms may be available.

  • How quickly can I move in?

    Move-ins are based on the terms of the lease agreement. Most leases allow move-in beginning at 12:00 PM (noon) on the lease start date.

  • What does the tenant portal do?

    The Tenant Portal is a free online tool that allows you to:


    • Pay rent online
    • View current and past payments
    • Submit and track maintenance requests
    • Access important lease documents
    • Upload proof of liability insurance as required by the lease agreement

  • If something is broken, will you fix it?

    For emergency maintenance issues or lockouts, please call or text 540.239.5565. Non-emergency maintenance requests must be submitted through the online Resident Portal.

  • How often is rent due and how can I pay it?

    Rent is due on the 1st of each month. A late fee is applied after the 5th. Payments can be made through the Tenant Portal by ACH (eCheck), debit card, or credit card. Convenience fees do apply, and autopay may also be set up. Checks and money orders may also be mailed to the office.


    For joint leases, all tenants and guarantors will have access to the account. The balance due reflects the total household balance, so please coordinate with your group regarding payment amounts per person before making your payment.
