Maintenance emergencies may include conditions that present an immediate risk to health, safety, or the property, such as:
- No heat during cold weather
- Major water leaks or active flooding
- Sewage backups
- No electricity not related to a utility outage

For non-emergency maintenance issues, residents should submit a request through the resident portal.
Non-emergency items may include:

- Appliance concerns not creating an immediate hazard
- Heating or cooling issues during moderate weather
- Cosmetic repairs
- Routine maintenance requests
