Tenant Screening


Golden Heart Realty uses a consistent and objective screening process for all rental applications in accordance with Fair Housing laws and established application standards.


Applications may be evaluated using criteria such as credit history, income verification, rental history, and background checks. Credit and background reports may be obtained through TransUnion using the DoorLoop screening platform.

Credit reports may be obtained and reviewed as part of the rental application screening process. Credit information is evaluated using consistent screening criteria and considered along with other application factors in accordance with established application standards and Fair Housing laws.

An applicant’s income and existing financial obligations may be reviewed as part of the application process to determine whether the established income requirements for the property are met. In some cases, such as student applicants or applicants who do not meet the income requirements independently, a qualified guarantor (co-signer) may be required.

Income and employment information provided in the rental application may be verified as part of the screening process. Verification may include reviewing documentation or confirming information with an employer or other reliable source. This information is considered along with other application criteria in accordance with established screening standards and Fair Housing laws.

Criminal background reports may be obtained as part of the rental application process. Any information received is reviewed in accordance with established application standards and applicable Fair Housing laws. Application reviews are conducted using consistent screening criteria.

Rental history may be reviewed as part of the application process. When available, prior landlord or property management references may be requested to verify previous tenancy, lease compliance, and payment history. This information is considered in accordance with established screening standards and Fair Housing laws.
